Currently I am having AMD Athlon 64 4800+, old CPU,
if I buy a good Nvidia card like GT640, would it enable me to play latest 3D games "smoothly" ?

Depends on what resolution, detail levels you are using, and what frameate you call 'enough'. But probably not.

GT640 isnt really a gamers card.

How smoothly games will run mostly depends on video card, but with some games the CPU makes a difference.

The 4800+ is below the minimum for many newer games. So even if you got a fsat video card, some the newer games will run fine, some of them will bog out, and some of them wont run at all.

Like that I have to change the whole PC.
buying at least a core i3 or phenom II X4.

No way, Crysis (all versions) is known to be very demanding on the hardware. If you want to play games get at videocard meant for gaming.

Actually the answer is yes. That board supports all quad-core Phenom II with a TDP of 95W.

Phenom II AM3 can use DDR2 so it can be used on AM2/AM2+ DDR2 boards.

I'll say it one last time....how well something will run really depends on the resolution.

With crysis 2, at 1920x1080, GTX 650 Ti is borderline at best. I'd expect crysis 3 to be at least as hard on hardware aas crysis 2-

Spend a few extra $$$ and get a GTX 660. The GTx 650 is an 'entry' level gaming card, the GTX 660 is much faster.

A GTX660 VGA card is more expensive than the intel core i5 3570K CPU,
I feel painful to buy it!

If I choose this configuration:

1. core i5 3750K = RM690
2. VGA card Sapphire HD7870 2GB 256Bit = RM880
3. Mobo GA-Z77X-D3H = RM500
4. RAM 8GB = RM 125
5. Casing, just change power supply to 600Watt = RM 250
6. others , reused.

Total cost = RM 2445 = USD 815

Is this system ok for almost all applications?

You will get no help here with that, since installing MacOS X on non-Apple hardware is a clear violation of their license.

But anyways, if you want us to help you choosing hardware for your needs, don't you think it would be helpful to write down all relevant information in your first post, rather than from time to time a little piece of information?
